The deals, completed in the space of a week with Linden Homes and Barratt Homes, will see the houses built as part of the Post Farm and Park Farm developments.

Chipping Sodbury-based Merlin said the homes would be a mixture of social rent, affordable rent and shared ownership properties.

Martyn Blackman, Merlin’s director of investment, said: “We increased the number of new homes we built last year by 66 per cent and we have exciting plans to continue this growth in future years.

“This year we will be starting on site on a record number of homes and these new schemes in Thornbury will play an important part of increasing our homebuilding by a further 77 per cent in the current year.

“The expansion of our development programme is only possible due to our financial discipline, which is demonstrated by the posting of our strongest financial results for the fourth successive year.

“This financial strength in challenging economic circumstances, which have seen rents cut by one per cent, is allowing us to step up our development programme.

“We're already working with Barratt Homes and David Wilson Homes in Thornbury to bring 44 new affordable homes into the first phase of development at Park Farm.

“In the last month another 21 of these homes have been completed, with new residents set to move in soon. We're aiming to accelerate our development programme so that we build 230 homes this year and increase this to 300 by 2019.”
